On the ground floor, you’ll find a fully equipped kitchen, a dining area, a cozy living room with a fireplace and garden access, a guest WC, and a covered ivy-clad entrance terrace – the perfect spot for a morning coffee in the shade. Upstairs there are two double bedrooms and two bathrooms. Behind the house awaits a spacious, enclosed garden offering complete privacy and a peaceful setting. Here you’ll find a private pool with six comfortable loungers, an outdoor dining area, a barbecue for enjoying local specialties, and spaces to relax in the sun or shade. The experience is completed by beautiful views of the surrounding forests, hills, and Učka Nature Park – ideal for morning meditation or a cozy evening with a glass of wine.
Located in the heart of Istria, Villa Istria Pipo is the perfect base for day trips: 5 minutes to Pazin, 30 minutes to Rovinj, Poreč, Pula, and the coast, close to picturesque towns like Motovun, Grožnjan, and Svetvinčenat, and surrounded by hiking and cycling trails, wineries, and local taverns.

The tourist tax is included in the price of the stay.
A cash deposit of €300 per reservation is required upon arrival.
The deposit is intended to cover any damages and will be fully refunded at check-out if no damage has been caused.
Guests must not make noise outside between 11:00 PM and 7:00 AM.
Smoking in the house is not allowed.

Pet rules:
One pet is allowed.
Pets are not allowed on beds or sofas.
Pets must not be left alone in the house unsupervised.
Guests must clean up after their pet, including in the yard.
Pets must be treated against fleas and ticks before arrival.

- To secure and confirm the reservation, an advance payment of 30% of the total reservation amount is required.
- The remaining amount of 70% from the total reservation price will be charged 60 days before arrival.
- If cancelled 60 days or more before arrival, no refund of the paid amount will be issued.
- If cancelled within 60 days before arrival, no refund of the paid amount will be issued.
- If the guest does not show up on the arrival date, we will not refund the paid amount.
